Purpose & Overall Relevance for the Organization:
Workplaces is responsible for the active management of the Global Real Estate Portfolio including leases and transactions of all the properties, all design, construction and operations for offices, showrooms and DC’s for adidas.
The Senior Specialist Strategic Space Planning supports master planning and space planning projects as well as gives general space related advice. This includes collaborating with HR to assist in translating headcount forecasting into a space master plan, in developing respective space programs and test fits, in monitoring portfolio space metrics, in proactively identifying space issues and opportunities and in applying Global guidelines to regional projects for commercial and industrial properties located in the Region Germany.
Key Responsibilities:
- Collaborate closely with Portfolio Managers, Project Delivery Managers, and Facility Operation Managers to understand business needs and support the translation of program requirements into recommended space needs. Collaborate closely with HR Partners to provide input to the development of site occupancy plans for supply and demand by analyzing forecasted headcount and seat supply projections, supporting graphs, stacking plans, move scenarios as well as the challenges and pros/cons for each recommendation.
- Assist in scoping portfolio space analysis projects, in identifying resources and in exchanging with third party consultants.
- Support the translation of global space guidelines and space concepts to regional projects and find creative solutions.
- Work closely with global Workplace Experience Team to assist in the creation of space guidelines and standards, contributing local requirements.
- Work with Portfolio KPIs and support in creating practical strategies to optimize space utilization.
- Design floor plans as test fits for new offices.
- Collaborate with Global Data Management Team to support IWMS data accuracy
- Support in building relationships with leaders across functions.
- Ensure compliance with corporate policies in work activities, such as identifying and mitigating potential conflicts of interest and adhering to any governmental or jurisdictional agency requirements or processes.

Knowledge, Skills and Abilities:
- Ability to support program and business case development and execute strategy
- Good verbal communication and negotiation skills
- Functional knowledge of space planning, occupancy planning, project planning and execution, and supplier management.
- Collaborative skills, with capacity to build individual and team relationships in a distributed and diverse work environment.
- Pro-active (engaging & impact-oriented) mindset, ability to think critically end-to-end and continually adjust in a dynamic business environment
- Good knowledge of English (written and verbal)
- Ability to travel as required
- Good experience in AutoCAD and vector drawing platforms
- Understanding of Integrated Workplace Management System (IWMS) platforms
- Knowledge of Excel Pivots or SmartSheet
Requisite Education and Experience/Minimum Qualifications:
- Degree in architecture, real estate or equivalent relevant experience.
- Minimum 2-3 years of corporate real estate experience
- Business acumen and entrepreneurship
